A Cornelius developer has secured approvals to add another project north of Charlotte to its portfolio.
On June 3, the Mooresville Board of Commissioners approved rezoning and annexation requests from NorthState Development. The requests were made to facilitate a 72-unit townhome project at an approximately 30-acre site along Rinehardt Road.
NorthState is planning to break ground on the project — named Reeds Creek Towns — in spring 2025.
The board action this week culminated a lengthy public approvals process for the townhome project. The rezoning request for NorthState's project initially went before the town's planning board in August 2023.
NorthState partner David Dupree said the project is being designed to help meet the area's high demand for new housing. The for-sale townhomes will neighbor Selma Burke Middle School.
"Being a local developer, we are excited to work with the town to create a beautiful new neighborhood that helps meet housing demand while also preserving the natural area," Dupree told the Charlotte Business Journal.
NorthState is an active developer in the areas north of Charlotte.
NorthState's affiliated company, Madison-Simmons Homes and Communities, started in April on a new townhome project near downtown Huntersville. NorthState is behind the $60 million-plus Huntersville Town Center project in downtown as well.
Elsewhere in Mooresville, NorthState is plotting a mixed-use project with hundreds of apartments. NorthState recently scaled back its plans for that project on Alcove Road to include 480 apartments and accompanying commercial space. The initial proposal there for 660 residential units and 10,000 square feet of retail space hit a snag in the town rezoning process last year.
