Matthews approves rezoning for Pappas Properties’ large proposed mixed-use project

After months of public meetings and tweaks to project plans, a Charlotte developer has won rezoning approval for its large, proposed mixed-use project in Matthews.

Yesterday evening, the Matthews Board of Commissioners voted 5-2 to approve a rezoning request from Pappas Properties for an 82-acre site at Stallings and Idlewild roads. The site has been targeted by Pappas for a project named Santé Matthews, which includes a range of residential and commercial product types. The board handed down the final approval for the rezoning after the town's planning board recommended it do so at its meeting late last month.

Santé Matthews' residential component calls for a total of 570 residential units, including a mix of for-sale and for-rent product. The commercial element of the development proposes a grocery store of up to 54,000 square feet, up to 40,000 square feet of retail space and up to 15,000 square feet of office space. Construction on Santé Matthews is expected to begin in the second quarter of 2024. The project would take several years to fully build out.
